Posting Rules

1. General requirements

• One listing — one item: one apartment, one bike, one thing. Post similar items as separate listings.
• Choose the right category and city, state the real price and currency. A price of "1" or "negotiable" instead of a real price for rentals and sales is not allowed; if the price is negotiable, tick "negotiable".
• Photos must be real photos of the item, without other people's watermarks, contacts or ads over the image. Do not take photos from other listings or the internet.
• Keep the description to the point: no all-caps, repetitions or keyword lists.
• Contacts — in the dedicated fields or in the text, but only your own.
• Once the item is rented or sold, unpublish the listing. Outdated listings annoy everyone and may be removed upon complaint.
• No duplicates: the same listing posted again or from different accounts.

2. Agents and intermediaries

• If you are not the owner (agent, realtor, intermediary, property manager), choose the "agent" role when posting. The listing will show an "Agent" badge.
• If a commission is charged to the tenant or buyer, state its amount in the description (e.g. "commission 50% of one month's rent"). Hidden commissions announced after a viewing are a violation.
• Do not pose as the owner. Such listings are removed upon complaint; repeated violations lead to a block.
• Realtors working in Vietnam are themselves responsible for complying with brokerage requirements under Vietnam's Law on Real Estate Business.

3. Safe deals

• Do not ask for or send a prepayment, deposit or "booking fee" before an in-person viewing. A prepayment request before a viewing is the main sign of fraud; such messages in the Site's chat are flagged with a warning.
• Pay a rental deposit only after the viewing and under a written contract stating the refund terms.
• When buying a bike, check the registration card and that the frame and engine numbers match.
• Do not send photos of your passport or other documents in your first message; do not follow "payment" links from strangers.
• For daily rentals: under Vietnamese law the host must notify the police of a foreign guest's stay; ask the landlord how this will be done.

4. Prohibited goods and services

Listings that violate Vietnamese law or put users at risk are prohibited, including:

1. Narcotic and psychotropic substances, their precursors, "legal" substitutes and offers to use them ("laughing gas", etc.).
2. Weapons, ammunition, explosives, fireworks, stun guns, pepper sprays, military equipment and gear, and their parts.
3. E-cigarettes, heated tobacco products and their liquids; tobacco and alcohol only within legal limits (no sales to minors and no delivery where prohibited).
4. Prescription drugs, narcotic painkillers, unlicensed medical services, "miracle cures".
5. Currency exchange outside authorized banks and exchange points, "rubles to dong transfers" and other unofficial currency transactions.
6. Buying, selling and exchanging cryptocurrencies, P2P exchange, "cash-out help" — except by licensed organizations within the law.
7. Selling, renting or "lending" bank accounts, cards, e-wallets; SIM cards registered to other people.
8. Document services that bypass the law: forged or "bought" visas, work permits, temporary residence cards, driving licences without an exam, certificates, diplomas; "fixing" matters with authorities "through connections".
9. Counterfeit goods, brand replicas, unlicensed software, hacked accounts, pirated content.
10. Stolen property, vehicles without documents or with altered numbers.
11. Wild animals and plants protected by law and products made from them (ivory, rhino horn, pangolin scales, corals, etc.); animals without the required documents.
12. Gambling, betting, lotteries outside state licences.
13. Sexual services, "massage" with innuendo, escort, pornography; any material involving minors.
14. Work that violates labour and immigration law: foreigners working without a work permit where one is required; "grey" employment schemes; pyramid schemes, MLM with "guaranteed income".
15. Other people's personal data, databases, surveillance and "lookup" services.
16. Schemes to "register" land or property to foreigners in circumvention of the law (nominee owners, "long lease instead of purchase" without disclosing risks); selling property without stating its legal status.
17. Material prohibited by Vietnamese law: against the state, inciting hatred or violence, defamation.
18. State awards, uniforms and insignia of law enforcement and military agencies.

5. Listings from Telegram

• The Site automatically collects listings from public Telegram groups and channels. The same Rules apply: posts that break them are not published or are removed.
• The card is created automatically and may contain parsing errors. The original post prevails — the listing links to it.
• If the post is deleted in Telegram, the listing is unpublished.
• The author can claim the listing by logging in with the same Telegram account, or ask us to remove or correct it without logging in.

6. Moderation and complaints

• We check listings selectively and upon complaints. Some listings (e.g. from new sources or with signs of violations) are reviewed before publication.
• Anyone can report a listing with the "Report" button — no login needed. After several independent reports the listing is automatically hidden until a moderator decides.
• After review, a listing may be kept, corrected, unpublished or deleted. Systematic violations lead to account restrictions or a block.
• If you disagree with a decision, email [email для обращений] and we will reconsider it.
• Rights holders and people whose data appears in a listing can use the "Remove or correct" form.

7. Reviews

Reviews must reflect a real conversation or deal. Paid reviews, review boosting, reviewing yourself, insults, threats and personal data are prohibited; such reviews are hidden.
