Terms of Use

1. General

1.1. These Terms govern the use of the timi website and the related Telegram bot and apps (the "Site"). The Site is operated by [Наименование оператора], registration no. [регистрационный номер], address: [адрес] ("we", the "Administration").

1.2. By logging in via Telegram, posting a listing, sending a message or otherwise using the Site's features, you confirm that you have read and accept these Terms, the Posting Rules and the Privacy Policy. You may browse listings without registering; in that case the Terms apply to the extent relevant to browsing.

1.3. The Site may be used by persons over 18 with full legal capacity. If you act on behalf of a company or agency, you confirm that you are authorized to do so.

2. What the Site is

2.1. The Site is an information platform where users post listings for renting and selling housing, vehicles, goods and services in Vietnam, find each other and communicate. We are not a party to deals between users, we do not act as an agent, broker, seller or landlord, we do not accept payments and do not hold users' money.

2.2. We do not check every listing before publication and do not guarantee that listing details are accurate, that the property exists, is available and matches its description, or that the user has the right to rent or sell it. Badges such as "verified" mean only what their description says.

2.3. Some listings are automatically collected from public Telegram groups and channels (see section 5). Such listings are marked with their source and a link to the original post.

2.4. The Site is provided "as is". We may change, add and disable features, carry out maintenance and restrict access from certain countries where required by law.

3. Account

3.1. Login is possible only via Telegram. You are responsible for the security of your Telegram account and for all actions performed on the Site after logging in with it.

3.2. You may not impersonate others, create accounts to circumvent a block, or sell or transfer your account.

3.3. You may delete your account at any time in "Profile → Settings". What is deleted is described in the Privacy Policy.

4. Listings and user content

4.1. You are responsible for the listings, photos, messages and reviews you post ("Content"), including their accuracy and legality. Content must comply with the Posting Rules.

4.2. By posting Content you confirm that you hold the rights to it (including photos) and grant us a free, non-exclusive, worldwide license for the period the Content is on the Site and a reasonable period afterwards to store, reproduce, adapt (e.g. resize photos, machine-translate text, show excerpts in search results and link previews) and publish the Content on the Site, in Telegram notifications and in the Site's apps. The license ends when the Content is deleted, except for copies we must keep by law and messages that remain with the other party.

4.3. Agents and intermediaries must mark themselves as agents and state their commission (see the Rules).

4.4. We may, without prior notice, hide, reject, correct obvious classification errors (category, area, price) in, or delete Content, and restrict or block an account if Content or behaviour violates these Terms, the Rules or the law, or upon a substantiated complaint. Where possible we give the reason.

5. Listings from Telegram

5.1. Listings from public Telegram groups are published for the same purpose for which the author posted them — to find a tenant or buyer. We state the source, link to the post and unpublish the listing if the post is deleted.

5.2. If you are the author of such a post you can: (a) log in with the same Telegram account — the listing becomes yours and you can edit or delete it; (b) without logging in, ask us to remove or correct it. We handle requests within 10 days.

5.3. Posts are parsed automatically and may contain errors (price, area, property type). Check the details against the original post and with the author.

6. Deals between users and safety

6.1. Users agree on deal terms (price, deposit, dates, contract) between themselves. Any dispute about a deal is between its parties.

6.2. We strongly recommend: do not transfer prepayments or deposits before an in-person viewing; check property and vehicle documents; sign a written contract; use the Site's chat so we can help if you file a complaint.

6.3. Comply with Vietnamese law, including rules on temporary residence registration of foreigners, driving licences and currency transactions.

7. Prohibited actions

It is prohibited to: post goods and services prohibited by the Rules; commit fraud or mislead; spam or mass-message; harvest other users' data, scrape the Site or circumvent restrictions (including on contact display); interfere with the Site, brute-force tokens or inject malicious code; insult, threaten or discriminate; post other people's personal data without consent.

8. Reviews

You may review only a user you communicated with on the Site. A review must describe your real experience, without insults or personal data. We may hide reviews that break these requirements, but we do not remove reviews merely because they are negative.

9. Intellectual property and rights holders' complaints

9.1. The Site's design, code, logo and name belong to the Administration or are used by it lawfully.

9.2. If you believe Content on the Site infringes your rights (photos, text, trademark) or contains your personal data, use the "Remove or correct" form or email [email для обращений] with a link to the listing, the nature of the infringement and a contact. We will review the request and, if confirmed, remove or hide the Content; in obvious cases we hide it immediately pending review.

10. Liability

10.1. To the maximum extent permitted by law, we are not liable for: the content of users' listings and messages; the actions of users and third parties, including fraud; losses from deals between users; interruptions of the Site, Telegram and other services.

10.2. Nothing in these Terms limits liability that cannot be limited by law, or consumer rights granted by law.

10.3. You will compensate us for costs and losses arising from your breach of these Terms or of third parties' rights.

11. Paid services

The Site is currently free. If paid services appear (e.g. listing promotion), their terms and prices will be published separately before any payment.

12. Changes to the Terms

We may change these Terms. A new version takes effect when published on this page unless stated otherwise. We will announce material changes in advance. By continuing to use the Site you accept the new version.

13. Governing law and disputes

13.1. These Terms are governed by: [применимое право и место разрешения споров]. This does not deprive you of protection under mandatory law of your country of residence.

13.2. We try to settle disputes by negotiation: email [email для обращений] and we will reply within 10 days.

These Terms are drawn up in Russian; translations are provided for convenience. In case of discrepancy the Russian version prevails unless the law requires otherwise.
